Start With the Floor Plan, Not the Removal Pile
A commercial cleanout should be divided by work area before anything is loaded. This prevents active equipment, employee belongings, landlord property, and retained business assets from becoming mixed with the removal scope.
Active Business Area
This area is still being used by employees, customers, contractors, or business operations. It remains outside the removal route unless a specific work window has been confirmed.
Retain or Relocate
Company furniture, inventory, equipment, records, and supplies being kept should be moved into this clearly identified area or removed before cleanout day.
Approved Removal
Only furniture, equipment, boxes, fixtures, and contents reviewed and approved by the authorized business contact should enter this zone.
Restricted Property
Employee belongings, leased equipment, landlord fixtures, data-bearing hardware, confidential records, connected equipment, chemicals, and uncertain property remain outside the general removal scope.
The removal crew should follow the business’s floor plan and asset decisions—not determine what the business still needs while loading.
The Cleanout Plan Changes With the Space
An office, retail store, warehouse, and vacated tenant unit may contain similar furniture, but the ownership, access, installed features, and final handoff are different.
Office and Professional Workspace
Office cleanouts may include approved desks, chairs, conference tables, filing cabinets, bookcases, breakroom furniture, boxed contents, and freestanding storage. Before removal, separate employee property, confidential records, computers, leased copiers, keys, badges, and equipment moving to the new office.

Retail cleanouts may include approved freestanding displays, racks, movable shelving, furniture, backroom contents, packaging, and reviewed inventory. Point-of-sale equipment, security systems, vendor displays, branded signs, and landlord-owned fixtures require separate decisions.

Warehouse cleanouts may involve pallets, crates, freestanding shelving, worktables, boxed stock, packaging, and approved equipment. Provide information about rack installation, machinery weight, stored products, batteries, chemicals, loading docks, and vehicle access.

Give Every Business Asset a Clear Status
Commercial property may belong to the business, employees, a landlord, a lender, or an outside vendor. Assign a status before removal day.
Keep or Relocate
Company assets moving to another office, warehouse, store, or storage location must be separated from the haul-away scope. Standard junk removal does not include packing, delivery, or storage.
Return to Owner or Vendor
Leased copiers, beverage equipment, communication hardware, vendor displays, containers, uniforms, and other third-party property should follow the owner’s return instructions.
Secure Before Cleanout
Computers, records, keys, access cards, active inventory, employee belongings, financial information, and branded material must be removed or properly handled by the business.
Approved for Removal
Only movable property reviewed and authorized by the designated business contact should be included in the commercial cleanout estimate.
If ownership, lease status, data status, or removal authority is uncertain, the asset stays outside the removal scope.
Movable Contents, Furniture Systems, and Installed Features Are Different Work
A chair can be carried out immediately. A cubicle may require dismantling. A hardwired sign or plumbed appliance involves an entirely different scope. Identify which category applies before requesting pricing.
Movable Contents
Approved desks, chairs, tables, filing cabinets, freestanding bookcases, boxes, décor, movable displays, and other contents that are not attached or connected.
Assembled Systems
Cubicles, modular workstations, conference tables, large shelving systems, loaded cabinets, and similar items may require dismantling, additional labor, or weight information.
Installed or Connected Features
Wall-mounted cabinets, counters, signs, built-in shelving, flooring, wiring, plumbing, security equipment, hardwired devices, and connected appliances are not automatically included.
Do not disconnect utilities or dismantle an installed commercial feature unless the work has been reviewed and safely assigned to the appropriate provider.
Remove Business Data Before Removing the Hardware
Computers, phones, servers, drives, copiers, printers, network equipment, filing cabinets, and storage media can contain information that ordinary hauling does not securely destroy.
Before approving hardware or containers for removal, the business should address:
- Hard drives and removable storage
- Servers and backup media
- Copiers and printers with internal memory
- Customer, employee, financial, legal, and medical records
- Keys, badges, access cards, passwords, and alarm information
- Branded uniforms, identification, and proprietary materials

Map the Route From the Work Area to the Loading Zone
Commercial access can change the labor, timing, and feasibility of a cleanout. Show the complete route rather than photographing only the furniture or removal pile.

List the office, suite, stockroom, warehouse zone, backroom, or exterior area included in the scope.
Interior Route
Report narrow doors, hallways, public areas, stairs, floor protection requirements, and any part of the building that must remain operational.
Elevator or Loading Dock
Confirm freight-elevator availability, reservations, dock access, ramps, exterior doors, loading hours, and distance to the removal area.
Security and Property Access
Tell us about reception check-in, vendor approval, escorts, keys, alarms, loading reservations, or building documentation.
Truck and Trailer Parking
Identify the approved parking location, carrying distance, time limits, alley access, and any restriction affecting commercial vehicles.
If the property requires vendor approval, a certificate of insurance, special paperwork, or advance reservations, tell Zach’s Pack before scheduling so the requirement can be reviewed.
Identify Specialty Material Before It Enters the Removal Scope
Do not place chemicals, batteries, lamps, fuels, liquids, connected equipment, or unknown commercial material inside ordinary boxes, cabinets, bags, or removal piles.
These materials are not automatically accepted. Provide individual photographs and descriptions before scheduling.

Business Closeout
Complete employee pickups, inventory transfer, data handling, vendor returns, retained-furniture relocation, and required utility disconnection.
Commercial Cleanout

Deep cleaning, washing, painting, patching, repairs, construction, and restoration occur separately from ordinary content removal.
Property Handoff
The business or property representative completes any landlord, lease, inspection, key-return, or facility-closeout requirements.

Before pricing, identify the exact areas included, the assets remaining, and whether closed storage spaces or furniture systems have already been reviewed.
